*How long does it take to get a response from the HOA?
- Our board members are neighbors who volunteer their time. While we work hard to address every request, we are not able to respond immediately. Please allow up to 14 days for a reply. If your request is time-sensitive, please plan ahead accordingly. We appreciate your kindness and patience.
*When are Annual HOA Fees Due?
- Annual dues are due by April 1st each year. A $15 late fee will be added for each month payment is delayed, in addition to the $150 annual dues. If dues and late fees remain unpaid for two years, a lien may be placed on your property.
*How can I join the board? Is it difficult?
- We’d love for residents to get involved! If you’re interested in joining the board, please email us at PCHOA_beecher@yahoo.com.. Serving on the board is simple — we ask for attendance at one monthly meeting and participation in our annual summer block party. Board members are also expected to respect the privacy and discretion of fellow neighbors.
*Can I join a board meeting?
- Yes! We hold one open board meeting each year at the beginning of the year. Letters and notices will be sent to all residents in advance, and everyone is welcome to attend.
*What does ARC mean?
- The Architectural Review Committee (ARC) is a group of community volunteers tasked with reviewing and approving any proposed exterior changes or additions to homes within the community. Its main goal is to ensure that all modifications align with the neighborhood’s overall design standards and aesthetic harmony.
*Are pets allowed?
- Yes, two per household are allowed. No more than two (2) dogs. cats. or other household pets may be kept in each Dwelling. provided that such pets are not kept, bred or maintained for any commercial purposes. and provided they do not make any objectionable noises and do not otherwise create a
nuisance or inconvenience to any of the residents of the Development. Livestock and poultry of any kind are prohibited. Any pets which cause objectionable noises or otherwise constitute a nuisance or inconvenience in the judgment of the ARC shall immediately. following written notice of the ARC,
be removed from the premises by the person having custody of the same.
*What if I want to install a pool?
If you plan to install a pool, you must submit a written request to the Board for approval before any work begins. Your request should include the type of pool, construction materials, details about existing or planned fencing, and confirmation of a locking ladder or other required safety features. If you are using a professional installation company, please include their name as well. A picture or diagram from your installer or seller is helpful and may be included. Most installers provide a specifications sheet with this information; if the document includes pricing, please remove or black out all cost details before sending it to the Board. Please ensure to follow Village protocol as well for permitting.
*What if I want to install a fence?
If you plan to install a new fence or replace an existing one, you must submit a written request to the Board for approval before any work begins. Fence materials must be durable and not prone to deterioration; wood and chain link fences are not permitted. Acceptable materials include vinyl, composite, aluminum, and wrought iron. Your request should include the materials being used, the name of the installation company (if applicable), and a copy of your plat of survey with the proposed fence location clearly drawn, including distances from your home, property lines, and any neighboring or public areas. Please review the fencing guidelines in the HOA handbook, as well as the Village of Beecher’s fencing codes, to ensure compliance before submitting your request.
